Description

Property
The sculptural masterpiece of Stuttgart-born Berlin architect Jürgen H. Mayer is unmistakable. In an exciting contrast to the landmarked, typically pre-war building of the Kalkscheune, the new building surprises with its unmistakable appearance. The soft, three-dimensional, plastically designed facade skin of countless vertical slats creates an architecture full of poetry. An artistic-architectural approach that creates the interaction of building and sculpture in this unique urban location. Named after the location in the Johannisstraße in trendy Berlin-Mitte, JOH3 is one of the first projects realized by the internationally recognized "Kurvenstar" Jürgen H. Mayer. He is internationally regarded as a visionary of contemporary, imaginative architecture and was able to set a mark with JOH 3 in Berlin as well. Mayer plays with interesting perspectives as well as insights and outlooks, which are determined by the façade sculpture made of curved aluminum slats, which presides over the new glass construction. The three-dimensionally curved lamellar façade in the form of a wave provides almost no insight, but sufficient views through amorphous cut-outs in the slatted curtain wall.
In this extraordinary apartment with approx. 180sqm of living space on the 5th floor, the special features of the building are impressively experienced. Extensive spatial effect, views and a perfect south-southwest orientation dissolve the space limitations in favor of a seemingly limitless architecture. Amenities include window glazing with anodized and weather-resistant aluminum frame, real wood parquet flooring, permanent living space ventilation with heat recovery and fully equipped bathrooms. Tranquility and perfect orientation towards the sun are the benefits of the apartment, which is facing the quiet courtyard. The large living area has an open kitchen and a "sunken sofa" lounge area. The floor-to-ceiling windows ensures maximum transparency and optimal lighting conditions. A terrace accessed from the living area invites you to spend some time outdoors. A fully equipped kitchen is deliberately plain and unobtrusive designed and does not distract the attention of residents and guests from the generosity of the apartment. A hallway leads past a second bedroom and adjoining second bathroom with shower to the main sleeping area. The interior designers have provided a free-standing bed with a view towards the terrace. The necessary electric floor tanks are already installed. The main bathroom with free-standing bath and shower is directly accessible from the master bedroom. The arrangement of the private premises gives the master bedroom a generous suite character. Visually, a black-and-white color tone dominates here: white round mosaic tiles from the German manufacturer Hoppe are coated on the walls and on the floor with black, organically shaped, stain-like patterns. Similar equipment - which has also been chosen by the architect of the building - can also be found in the second bathroom. The elaborately tiled bathrooms exude a certain organic design language, which takes up the theme of the wavy façade cladding. From a free-standing tub positioned at the window you can enjoy an interesting view of the neighborhood and the current construction site of the Tacheles development project. The amorphous opening of the fire wall frames the view in a beautiful way.
From the corridor of the entrance you can also access a guest toilet and the utility room. In the entrance area, the operation BUS control of the apartment is integrated from where the entire lighting and blinds system and heating can be controlled. The apartment has a single parking space in the underground parking. The organic architectural language runs through the whole ensemble. Staircases, elevators, apartment vestibules and the inner courtyard are determined by the design language and ensure well-being. Representation and privacy can be lived simultaneously. A design oasis in the bustle of the big city.

Location
Located in the absolute center of Berlin, but somewhat secluded and off the beaten tourist track, the sculptural new building is located in the immediate vicinity of the listed Kalkscheune, not far from the Museum Island, the Friedrichstadtpalast and tourist attractions such as the Brandenburg Gate or the Gendarmenmarkt. The hip and exciting center, with its various galleries, shops, boutiques, cafes and restaurants starts right on the doorstep. Some of Berlin's culinary institutions, such as the Grill Royal, Pauly Saal, Clärchens Ballhaus, Bar Reingold or House of Small Wonders are just a few minutes walk away. Just 200 meters away, the streets Linienstraße, Auguststrasse and Torstrasse define the coveted Kiez of Mitte and offer numerous opportunities for entertainment or just to relax and stroll and to discover new things every day. The nearby Monbijou Park but also the not too far away Tiergarten offer green retreats to relax or for sporting activities.
The subway station Oranienburger Tor of the underground U6 as well as the suburban railway station Hackescher Markt and Friedrichstrasse offer perfect access to the public transport. The airport Tegel is only about 20 minutes by car, to the airport Schönefeld about 40 minutes. The central location of the apartment is relatively fast in any place in Berlin and thanks to the well-developed public transport network can do without his car. The perfect city apartment.
